A lovely home in a convenient neighborhood with a private "city" garden featured on a spring Friendly Garden tour, this guest house is walking distance to UVa, restaurants & shops. The house has been furnished with antiques throughout. One DOUBLE Room has a private adjacent bath and a small connected room with a 3/4 bed if needed. The TWIN canopy bedroom has a private hall bath. Your host is an Albemarle County native, which is rare in this cosmopolitan community. Guests are invited to use a sitting area with TV and an attached screened-in porch. Or, enjoy the outdoor garden seating.

We had a wonderful time overall in the US and particularly so in Charlottesville, thanks in no small way to your excellent recommendation. Flip was so welcoming and friendly, and the guestrooms were ideal for 3 and very homely. Her house was spotless, and the full breakfast was exquisite. The hostess was an absolutely delightful person...lots of Charlottesville history and the breakfast was outstanding. Room comfort was superb, cleanliness was sparkling. Real French -toast the first day was OUTSTANDING. Scrambled eggs the second day were also OUTSTANDING. What a lovely, gracious host. And her adorable dog Emma. The room was very clean and comfortable, lovely touches, nice linens, super comfy bed. Lovely decor/style to admire and enjoy throughout the house. We slept late and Flip was so nice about a late breakfast on Saturday after our long drive. We were given lots of delicious fresh fruit, and more, for breakfast. We really enjoyed time on the porch and patio, the garden and all the birds chirping. Thank you for all the patience and guidance when making this booking!

Flip could not have been more gracious. She is a wonderful hostess, aided magnificently by Emma, who is part of the entire experience. The house was perfect for our needs. Besides the sleeping accommodations we had access to a very comfortable living room and a charming screened in porch. Made us feel very welcomed. The cleanliness was abbsolutely first rate. The place was spotless, yet very much "lived-in" and comfortable. We were offered an outstanding breakfast of sliced bananas and berries, both mornings, along with scrambled eggs and bacon one morning and sausages plus wonder French Toast the other. Served with local and DC papers plus plenty of coffee and OJ. We are looking forward to a return visit! —KH 09/12
